Most Vaughan homeowners ask the same question before they call us: how much is this actually going to cost? Window replacement is a significant purchase, and prices quoted online range so widely they are almost useless. This post gives you real 2026 numbers for the GTA, explains what drives the price up or down, and tells you what to watch for when comparing quotes.

What window replacement costs in Vaughan and the GTA in 2026

For a standard replacement window — vinyl frame, double or triple pane, professionally installed — most Vaughan homeowners pay between $700 and $1,800 per window. The average for a mid-range vinyl window lands around $1,300. That range narrows quickly once you know your window style and what condition your existing frames are in.

Here is what the main window types typically cost, installed, in the GTA in 2026:

  • Standard slider or double-hung (vinyl): $700–$1,100
  • Casement windows: $900–$1,400
  • Awning windows: $850–$1,300
  • Picture (fixed) windows: $650–$1,000
  • Bay or bow windows: $2,500–$6,000+

For a full-home replacement — say, 10 to 15 windows — budget between $8,000 and $20,000 depending on the mix of styles and whether the frames need to come out. Doing all windows at once is almost always cheaper per window than doing them in stages, because contractors bring one crew and one order rather than mobilizing twice.

What drives the cost up or down

Three things move the price more than anything else.

Window style and size. A standard slider is simpler to manufacture and install than a casement or a bay window. Larger openings cost more — more glass, more frame, heavier hardware, and sometimes more complex installation. Every replacement window is custom-made to fit your exact opening, so unusual shapes, oversized openings, or non-standard configurations add to the price — often 20–40% over a standard size.

Glazing. Double-pane low-E argon is Ontario’s standard and is what most homeowners get. Triple pane adds roughly $120–$180 per window and makes sense for north-facing windows, rooms that run cold, or homeowners planning to stay in the house long term. The energy payback on triple pane has improved as the price gap has narrowed.

Frame material. Vinyl is the most common choice in the GTA — it holds up well in Ontario winters, requires no painting, and sits at the lower end of the price range. Fiberglass costs more but offers better insulation and a longer lifespan. Wood windows are priced at a premium and require more maintenance.

Retrofit vs. full-frame replacement

This distinction matters a lot for cost, and contractors do not always explain it clearly.

A retrofit (insert) replacement removes the existing sash and glass but leaves the original frame in place. Labour runs $150–$250 per window. It is faster and less disruptive, and it works well when the existing frame is structurally sound. Most replacement projects in the GTA are retrofits, but not every opening qualifies — if the existing frame is damaged or out of square, a retrofit may not be possible. A full-frame replacement removes everything — frame, sashes, and all — down to the rough opening. Labour runs $250–$400 per window. It is necessary when the frame is rotted or damaged, when you are changing the window size, or when the rough opening needs reinsulating. Skipping a full-frame replacement when the frame is failing will lead to drafts and water problems regardless of how good the new window is.

Permits

In Vaughan, a like-for-like replacement (same size, same location) generally does not require a building permit. If you are changing the size of an opening or making structural modifications, a permit is required and typically costs $2,000–$2,800, since the City requires architectural drawings to be prepared and submitted along with the permit application. Your sales specialist should know which category your project falls into and pull the permit if needed. If a contractor tells you permits are never required for window work, that is a flag.

Are there rebates available?

There may be, depending on your project. Ontario’s Home Renovation Savings Program offers $100 per opening on ENERGY STAR-certified windows and doors — but only as part of a larger project that includes a home energy assessment and at least one other qualifying upgrade. A windows-only replacement generally does not qualify on its own.

What to watch for when comparing quotes

Window quotes vary widely not because companies charge different rates for the same thing, but because they are often quoting different things. Before comparing numbers, confirm:

  • Does the quote include removal and disposal of the old windows?
  • Is it a retrofit or full-frame replacement?
  • What glazing is included — double or triple pane?
  • Is the labour warranty separate from the product warranty, and how long does each run?
  • Is the installer bonded and insured?

The lowest quote is usually low for a reason. A window installed incorrectly — wrong method, inadequate sealing, missing flashing — will cost more to fix than the savings on the original job.
